Owning your first home is now within reach with the Workforce Initiative Subsidy for Homeownership (WISH) program. The WISH program provides qualified first-time homebuyers 4-to-11 matching funds, up to $30,800 to use toward down payment and closing costs.

WISH program requirements:

  • Must be a first-time homebuyer2
  • Property must be located in Arizona or Texas
  • Must meet annual income eligibility guidelines in Arizona or Texas, where the property is located3
  • Must meet required credit qualifications for a TruWest loan4
  • Complete a homeownership counseling course

How to Apply for the WISH Program

Application

Processing

Applications with complete information will be processed and disclosed within 3 business days. A licensed TruWest Mortgage Loan Originator may contact you if additional information is needed.

Origination

Once the application process has started, the origination process will begin. Origination times may vary based on transaction, but normally take 30-45 days.

Closing

Once the loan has passed underwriting, a TruWest representative will contact you to arrange a closing appointment.

Disclosures

1Must qualify. Subject to credit, program, and collateral approval, program availability, and terms and conditions. Restrictions apply. Limited time and while supplies last. Must qualify as a TruWest member. Down payment percentage is calculated as the difference between the lesser of the purchase price or appraised value of the home and loan amount. Borrower minimum down payment contribution is $10,000. Maximum program assistance amount of $50,000 subject to availability of funds. First lien conforming loans only. Enrollment in the MDPA Program is not a guarantee to the borrower of receipt of funds. The borrower(s) must sign a Certification and Disbursement Request form certifying they have complied with the program requirements. If borrower(s) fails to comply with the program requirements the grant will be paid back to the grantor or lender. TruWest’s MDPA program limited to Arizona borrowers and Arizona properties. 3Annual income limit is the combined annual income of all approved borrowers listed on the application. Annual income is determined at the time of enrollment in the MDPA Program, and based on income eligibility guidelines published by Federal Home Loan Bank of San Francisco and is between 80.01% – 140% of the HUD area median income.

4Must qualify as a TruWest member with a minimum $5 membership deposit and continuing balance. All loans are subject to application, approval, credit and product/program terms and conditions. 5The amount owed will decrease by 20% for each year the borrower retains homeownership of the property as their primary residence. No payments toward the grant are due as long as the homebuyer resides in the property and abides by the terms of the grant and the loan. The grant must be paid back if the property is sold or refinanced. After five (5) years, the grant is forgiven and the lien is released from the property.
